SAFETY CERTIFICATES, INVENTORIES & OTHER REQUIREMENTS IN LEASING A PROPERTY

These certificates include:

 

Gas Safety Certificates - This is a legal requirement. Any rental property must have a valid gas safety certificate. Failure to do so could result in imprisonment, injury, or even death if you have un-safe appliances and/or central heating systems. All gas safety checks are done by professional, fully qualified and registered gas engineers.

 

Electrical Safety Certificates – This is also known as Electrical Installation Condition Report (EICR). It is a report produced by a qualified NICEIC electrical engineer.

 

New regulations require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at an interval of at least every 5 years. Landlords have to provide a copy of the electrical safety report to their tenants, and to their local authority if requested.
The Regulations came into force on 01 June 2020 and form part of the Departments wider work to improve safety in all residential premises to ensure the electrical installations in their rented properties are safe.

Energy Performance Certificate (EPC) – This is required only for a property that is self-contained. It is valid for ten years.
